Water, Mold, and Moisture Repair Guide

Moisture problems need clear timing and location notes. A dry stain, active drip, soft material, and ventilation concern each point to a different next step.

Say whether the condition is active

If water is actively entering or damage is worsening, call first. If the area is currently dry, send photos and note when the issue first appeared.

  • Active leak
  • Old stain
  • Soft material
  • Odor
  • Ventilation concern

Photograph the likely path

Use one wide photo to show where the issue is, then close photos of staining, exterior exposure, trim, roofline, plumbing access, or any material damage.

  • Ceiling or wall
  • Floor or base trim
  • Exterior side
  • Plumbing or fixture nearby

Separate cleanup from repair

The first response may be triage, drying, temporary protection, or repair scoping. Permanent repair should follow the actual source and material condition.
